About the Opportunity

Reporting to the Facilities Manager, the Maintenance Manager manages the facilities maintenance program for all ASC North assets and services. The role is responsible for coordinating the maintenance activities for all facilities assets in conjunction with the computerised maintenance management system and ensuring that all utilities, grounds, buildings, building services and infrastructure are fully operational.

This scope utilises in-house trade labour and contracted service providers to implement the industrial maintenance scope of work. This position also manages the Facilities soft services contractor(s) which includes cleaning, catering and other services. The role must proactively review and implement changes that improve the efficiencies and safe work practices across the full scope of maintenance activities.

The Maintenance Manager role is a permanent full-time opportunity based in Osborne, South Australia.

Responsibilities

  • Lead, manage and develop the Maintenance Team at ASC North.
  • Drive the safety culture within the Maintenance Team with strong leadership on safety systems and processes for in-house staff and contractors.
  • Deliver preventative and reactive maintenance for all buildings, infrastructure, fixed and mobile equipment in accordance with legislative and regulatory requirements, ensuring compliance with relevant legislative and regulatory requirements.
  • Manage all CMMS Work Orders efficiently and allocate WO's with clear completion target dates in line with task priorities
  • Ensure that completed WO’s are supported by appropriate OQE
  • Develop KPIs for monitoring the status of key maintenance activities and identify opportunities for improvement.
  • Undertake contractor management in accordance with the contracted work scope, ASC safety processes and quality requirements.
  • Support the procurement of contractors with Scopes of Work, schedules and relevant KPIs.
  • Develop and improve the business Maintenance Policies, Processes and systems
  • Manage the Operational Maintenance budgets and closely monitor actual spend against budget.
  • Support the Industrial Relations committees as required.
  • Coordinate the review and update of equipment SOPs as required.
  • Coordinate the review and update of task Risk Assessments as required.
  • Manage compliance of the Asbestos Register
  • Proactively engage with stakeholders across the business to coordinate maintenance activities and other tasks whilst minimising the impact on end users.
  • Support business continuity requirements which may include out of hours contact and call outs for critical business systems.

About you 

  • Trade qualified in a relevant technical vocation.
  • Project Management Training
  • Personnel and Operational Management Training
  • Experience in maintaining industrial or manufacturing facilities in a complex operational environment.
  • Minimum 10 years’ experience in a Maintenance role
  • Detailed understanding of the obligations under the Comcare WHS Act and Regulations 2011 and Environmental Protection Authority Guidelines
  • Trade and contractor management experience
  • Use of Computerised Maintenance Management Systems
  • Strong leadership skills to effectively lead a team of tradespeople to execute maintenance tasks and other tasks.
  • Works effectively and productively with a variety of stakeholders to deliver the maintenance work scope.
  • Willing to investigate and implement new ways of working to improve efficiency and productivity of the Maintenance Team
  • Ability to plan day to day maintenance programs and maintain a long-term maintenance strategy.

Eligibility

This role requires a current National Police Clearance and an Australian Defence Security Clearance. Your eligibility for this role is dependent on you obtaining and maintaining such clearance.
